Kipling Oaks to the north of Tomball off of SH 249

Kipling Oaks just to the north of Tomball TXKipling Oaks is a small country subdivision located to the north of Tomball TX, off SH 249.  To get there you are going to have to make a U turn on SH 249 at Rollingwood and then turn right on Coe Rd.  There is a sign that tells you to turn for Coe Rd. 

The majority of the subdivision was developed in the mid 1970′s through the mid 1980′s. If you are after newer construction there are a few homes that have been built in the last few years.    Lot sizes vary from a little less than 1/2 acre to a little more than an acre.  There are about 275 home sites in Kipling Oaks.  The home have Kipling Oaks has a variety of homesa variety of square footage.  I found homes with 1500 square feet to homes with 4000 square feet. The more common square footage appears to be around 2200 square feet.

Homes sales are currently in the $140,000 to $240,000 range.  The subdivision has a homeowner’s association with fairly light restrictions but is NOT in a MUD district.  The yearly maintenacne fee for the HOA is $75.  The tax rate is $2.39 per 100 home value.  This helps to keep the property taxes fairly reasonable. 

Kipling Oaks has a community lake with lots of ducks and geeseThere is a community lake, picnic tables and playground for the use of the residents.  Catch and release fishing is permitted in the lake.  A fairly large flock of ducks and geese  live at the lake and they are very friendly.  I stopped over by them and they all came running looking for a hand out.  I did not have a hand out so quickly took cover as you can tell these were geese with a mission and me not having food was not part of that mission.

The subdivision is in the highly acclaimed Tomball ISD.  If you are looking for an affordable country subdivison in the Tomball school district this might be the answer.

What I love about living in Spring TX!!

We have lived in the Spring Texas area for 11 years and have LOVED IT.  I have to be honest we had reservations about moving here.  My husband’s job transferred us out of Denver and Houston was one of our options but we wanted no part of Houston.  In our mind it was a big dirty city with lots of oil refineries.  Instead we went to North Carolina which is a beautiful state but far away from all our friends and family who were in Kansas, Colorado and Texas.  2 ½ years later we were transferred again.  This time we bit the dust and came to the Houston area and we have LOVED it here!  We live in the Northwest Houston area in Spring but very close to Tomball, The Woodlands and Magnolia. 

I think one of the things I love most about the area is the friendly people.  Even though it is one of the Spring TX is a friendly citylargest cities in the United States the communities still have a sense of a small community.  I go to the grocery store, post office, the mall and see people that I know from my area and everyone is so friendly.  I think friendly and Texas just goes hand in hand.   It is nothing for people to wave as they go by.  I have a friend that just moved here and she said to begin with she kept looking over her shoulder to see who they were waving at.

The other thing that I love is the foliage.  I had no idea it was such a pretty area.  I love the mixture of trees and wide open spaces.  North Carolina was beautiful but growing up in the plains of Kansas I felt a little claustrophobic with all the trees.  The beauty of this area is that you still have all the trees but you also have the plains. We have towering pine trees, oak trees, sweet gums, dogwoods and all kinds of native bushes.  It stays green here almost all year.  The leaves come off the trees in December and on Valentines Day it is already time to prune the crepe myrtles because the leaves are getting ready to come back on.  We have plants that grow in the ground that I thought were only house plants, split leaf philodendron and ferns to name a few.  I just had no idea how pretty the area is, it is almost subtropical. 

I love the foliage in Spring TXI heard a radio commentator once say we have two seasons here summer and January.  That is really not far from the truth.  I have to admit it gets a little steamy here in the summer time but air conditioning is a way of life here.  Personally I find that I can stay cool easier in the summer time than I used to try and stay warm up north in the winter.  We rarely have a day over 100 degrees but it does almost become a broken record in July and August of 95 degrees, 95 degrees, 95 degrees and we do have fairly high humidity.  The good news on that is that it keeps our skin soft.

I couldn’t mention all the things I love without mentioning the school districts.  We moved here when our children were in 5th and 9th grade.  Since that time they both graduated out of the Klein school district.  They were well prepared for college.  Our daughter went on to get a degree from the University of North Texas in Communication Design.  Our son decided to join the Army as an Intelligence Analyst.  He had that option because he scored so high on the military test.  I think all the School districts in and around Spring TX are very goodschool districts around here must be as good because whether my clients live in  Conroe ISD,  Spring ISD, Tomball ISD or Magnolia ISD they all want to stay in the same district because they are so happy with the schools.

Burroughs Park Tomball TX

Soccor tournament at Burroughs Park in Tomball TXBurroughs Park is located in Northwest Harris County to the east of Tomball on Hufsmith between Kuykendahl and FM 2978.  The park is a sprawling 320-acre park.  It is maintained by Harric County Precinct 4.  The park is open from 7:00 in the morning until it gets dark.  This of course means the park hours are longer in the summer months. 

The sports fields are the first thing that will greet you in the park.  On Saturday and Sunday you can expect them to be busy with baseball and soccer tournaments.  Information on cancellations or changes in the game schedules are directed to the individual associations.  This is not something Precinct 4 takes care of any questions on that you need to contact the particular sports association directly.You may keep your catch when fishing at Burroughs Park in Tomball

There is a  seven-acre fishing lake at the back of the park.  This is fishing at its best as you get to keep what you catch; the only exception is large mouth bass.  There is a limit on how many trout you can catch; you may catch 3 trout.  The trout you keep must be at least 12″ in length.  You can expect to find the park full of fishermen especially on the weekends.   No swimming or wading is allowed the lake is for fishermen and ducks only. 

Burroughs Park has a Pavillion you can reserve through Harris County Precinct 4The park has numerous picnic tables and barbecue grills.  They are available on a first come, first serve basis.  If you want to check the comings and goings of the park out you can visit the observation deck.  The park also boast a Pavilion that will seat 250 people. The Harris county engineers that designed this received an award from the Texas Forest Association for Excellence in Wood Design.  To reserve the pavilion you need to call the Precinct 4 Parks Reservations department at 281-353-4196.  You will need to call between the hours of 7:30 to 4:30 Monday through Friday to There are 8 miles of trails in Burroughs parkmake your reservation.

Nature trails abound in the park.  There are over 8 miles of nature trails so this is a perfect place to walk your dog.  You might want to check out the map before you take off so you have an idea how far you want to walk.
