Lemons can add a nice staging touch!

Yesterday I showed the nicest staged home; it was such a pleasure to show.  It was not a big home at 1800 square feet but every room was staged to perfection.  Staging is becoming more popular all the time and is a wonderful way to show your home off to its best advantage.  I do realize that not all sellers are going to want to have their home staged but even if you don’t pay a professional stager there are many things you can do yourself.   As I was looking around this home one of the things that dawned on me was that the clutter was missing.  It looked like a model home.  Now when we opened the garage we found a number of boxes already packed.  Having boxes in the garage is no big deal as the buyer can see that the seller is preparing to move from their house.

I thought the cut lemon on the counter was a nice touch.  The bowl of lemons has fake lemons in it but there was one half of a lemon cut up and the rest of the lemon was in a pitcher of water.  Lemons have such a nice clean smell and it is a natural smell.  I have often went in to homes where the candle smell was so strong it made the buyers think the seller was trying to mask some kind of odor.

You can tell from the lemon picture that the counters were relatively clean of clutter.  If you notice that I keep talking about clutter I just think that is one of the keys to getting a home sold.  When there’s a lot of clutter in a home it is hard to look at the home.  Sometimes it is also very nice clutter but the buyer gets so caught up in looking at the stuff they miss the home.

So long story short if you are even thinking about putting your home on the market start thinking about de-cluttering.

Refurbishing your front door in Spring TX!

I recently walked refrigerator calendars around my neighborhood and I was AMAZED at the difference I saw in front doors.  In my neighborhood the homes were built between 1997 and 2003 so if a door has not been refinished it probably should have been.  I was leaving my calendars on front doors so you could say I had a bird’s eye view of my neighbor’s front doors.  I saw some doors that had been replaced, some that had been refurbished, others that had been recently painted and I saw a bunch of doors that looked like no one had touched them since 1997.

Almost immediately after walking those calendars I saw an article in the National REALTOR magazine about the Top 5: First Impression Matters.  According to the article this year’s Cost vs. Value Report by Remodeling magazine named the Entry door replacement as the biggest bang for the buck of any other remodeling projects.  With an average cost of $1,218 and a re-sale value of $1,243 the cost recouped was 102.1%. (These were followed by garage door replacement, siding replacement, midrange kitchen remodel and a wood deck addition.) For this article I am however going to center in on the front door. They did put a caveat though the door needs to match the style of the house. The biggest mistake people make is to choose a door that does not match the neighborhood or home.  In a high end home you will want a nice leaded glass door whereas in a lower priced home it would be more appropriate to replace the door with a regular steel door that is painted a complementary color.  If you are not sure what kinds of doors are in your neighborhood; walk your neighborhood like I did. I found everything!

If you are looking at making a new door purchase this is one of those times where a little online research will take you a long way. You can identify the type of steel whether the door has been primed with a rust inhibitor, how many coats of finish paint have been added and whether it has been insulated. An alternative to finish paint is powder coating.  I guess powder coating is more like glue than paint and holds up better than paint.

As another alternative to replacing your door you could also look at refurbishing your leaded glass doors.  Just today I received a local Woodlands magazine and there is a local company called Rick’s Front Doors that just refinishes doors.  They come to your home take the door off the hinges and replace it with a piece of plastic.  Then they chemically strip the door to its bare wood and wash it to remove any residue. At that point they repair any dings or scratches and then sand it. After that comes staining and protection. They spray 4 coats of premium fast drying marine grade spar urethane with built in UV protection.  When everything’s done they re-hang the door.  The homeowner will usually have bought new hardware that they put on.  I thought this was a cool concept. This was the first time I have heard of this company so I can’t say what kind of work they do but they back their work with a 100% customer guarantee and I thought the price seemed reasonable.  You can check them out at Rick’s Front Door Refinishing.  As I was walking my neighborhood I saw lots of these doors that could stand to get to know Rick.

The front door is the first thing that a buyer sees when they walk up to your house and that first impression can make such a difference.  If the front door does not look cared for the buyer often wonders what else the seller is not taking care of.  So my recommendation is to put a little extra money in to making your front door look spectacular.

Years ago my mentor told me to not sell a home that I can’t resale. I have taken that message to heart and I’m always looking for dings that could make a home hard to resale. I’m going to give you a list of some of the major dings that might make your home hard to sale. Mind you this does not mean you won’t be able to sell your home if you have these dings but you might have to take less to make it competitive with similar homes that don’t have the ding. It also might take a little longer to sell.

  1.  Backing to a road. The good thing on this is you don’t have backyard neighbors but the downside is that you have lots of noise.
  2. Backing to tall power lines. I did not think this was a huge ding until I tried to sell a house that backed to tall power lines. There are many people that just don’t want those lines in their back yard.
  3. All bedrooms up. When we lived up north this was not huge as most homes were built with all bedrooms up. That is not the case in the Spring area as most people want the master down. I have found the same square footage homes will probably sell for $10,000 less with master up and they are usually a little harder to sell.
  4.  Backing to vacant land. You would think this would not be a ding but since our area is unincorporated you just NEVER know what is going to be built behind you.
  5. Buying a home that is not in a deed restricted subdivision. Again this was not a problem up north as the cities I lived in had restrictions. That is not the case in the Spring area as we are unincorporated. My husband had a co-worker that bought out in the country. Everything was wonderful until the neighbor sold and the new owner decided to open a junk yard.
  6. A choppy floor plan. I have found that most people want an open floor plan.
  7.  A very small yard. This is okay if you have a patio home but it can make for a hard re-sale if your home is not a patio home.

There are probably other dings but these are the ones that come to mind. As I said this does not mean you won’t be able to resale if your home has these dings but it might make it a little harder.

You also might have something in your home that is so incredible that people will look past some of these dings. I personally sold my own home that backed to a fairly busy street quick as we had a drop dead gorgeous backyard.

As your REALTOR® I will point these out and anything else I might see that might make a home hard to re-sale. You can then make an informed decision as to whether this is a ding you can live with or not.

For the last several days I have been showing in a very popular area and I have been amazed at how hard the seller’s have made it for me to show their home. I am working with out of town buyers so we have been looking at a lot of homes. For the most part I have been making my showings with almost a 24 hour notice. Several of the sellers changed my showing time which then throws my sequence off. I have been tripping over myself back tracking through areas that I have already left.

They have also been changing my 2 hour showing window to a 1 hour showing window. When you are showing 10 to 15 homes it is so hard to try and work a showing schedule around this tight of a window. Several times I have had to call and extend my showing time. Typically I’m good at judging my time but I’m finding this one hour window very difficult to deal with.

Yesterday afternoon I scheduled appointments for this morning. I was trying to show between 9:00 and 11:00. For one of the homes I was called back by the showing service and told that my showing was declined as they were only accepting showings after 12:00 PM. I went ahead and scheduled for noon but then had to cancel because we were finished with the homes we were looking at long before that 12:00 time. I just now called again to schedule for this evening when we are showing both Mr. and Mrs. Buyer. For this particular home there was also a two hour notice that was required so I again barely fit it in the time slot. This time it was at least accepted.

I guess the most incredible showing that I have run across lately was a seller that was only allowing showings on Sunday between 1:00 and 4:00. The particular Sunday that I tried to show their home they decided not to show it that day. My feeling is they are obviously not motivated and with so many homes on the market: next!
Now I do understand when I call at the last moment and a showing is declined. Invariably as we are driving around my clients will see a sign in the yard and want to see a home. When that happens I don’t’ have a problem with rescheduling at a later time. In that case I’m the one being a bit inconsiderate but I always feel like it is worth a try to show the home.

I realize that it is a pain to have a home on the market. I moved many times with children and I remember having to be ready to leave at a moment’s notice. My solution to this is for the seller to wait until we arrive to leave. I don’t have a problem with a seller leaving through the back door as we are arriving at the front door. I do have a problem with the home not being accessible to show (especially since for the most part I have been giving a 24 hour notice).

I would like to make one last note. The seller does need to leave. It is very uncomfortable to look at someone’s home with the seller looking on. I have also found that they usually open their mouth and insert their foot.

Please Mr. Seller make your home available to show.

What to do when you see a bee swarm!!

So what do you do when you see what looks like a giant beehive in your front yard?  My first thought was to grab a bottle of flying insect spray. My husband however happened to know of a bee keeper so we called him instead.

I must say watching him move the swarm to a new home was quite a learning experience. What we thought was a hive was actually a swarm. They swarmed over an old bird nest. It appears that they have been kicked out of their prior castle so these worker bees went with their queen to find a new castle. I for one was not happy about there castle being in my front yard. The bee keeper brought them over a nice 3/2/2 and helped them to get settled.  It was a little smaller than their castle in the air but worked quite nice.

Honey bee swarms are actually not dangerous.  The only time a swarm gets defensive is when they are protecting their hive and their young and since a swarm doesn’t have young nor food supplies they are not easily provoked.  Now our son did get stung when out mowing the yard so maybe the lawn mower provoked them.  He was not taking any chances and decided to wait until the swarm was gone to finish the mowing.

I have a new appreciation for bees after talking to the bee keeper and watching the process.  I did not catch the swarm dropping but you will see one picture with the swarm in the air and the next one the swarm is on the box.

 After getting the swarm down to the box the next step was getting them settled in to their new condo.  You can observe the bees scent-fanning at the entrance to signal the entrance to the new nest as the bees march into their new home. There is one point in the movie where you will see the screen go a little crazy as I was getting away from the bees. According to the beekeeper I was safe but I was not taking any chances.

I was amazed at how comfortable the bee keeper was around the bees. We asked him if he got stung often and he told us no.

When you see the bee keeper pointing he is pointing out a waggle dance. The bees do a waggle dance to share information.

I was a little sad that a small group got left behind.  They huddled as a very small swarm in the tree for a few weeks and then were gone.  I hope they found a larger swarm but I’m not sure what happens to the remnant when they miss the move.

I found a website that you can go to and find a bee keeper should you find yourself with a swarm in your front yard.  After finding out how social honey bees are I’m glad that we helped them find a new condo.  I also found out that there is a shortage of honey bees in the United States so you are being ecologically green and helping our environment also.

Mr Seller it is important to have your home available for showings.Mr. and Mrs. Seller if you are going to all the work to list your house with a REALTOR it is extremely important that you go to the extra work of accepting showings when they are called in.  I recently had out of town buyers in for one day only.  They gave me a list of 10 homes that they wanted to see.  I made my appointments through a showing service with a four hour notice to the seller’s.  These were being shown on a Monday in the afternoon.  Out of the 10 homes I tried to schedule four sellers declined our showing. Out of the four sellers that declined one of them gave me a legitimate reason; they were taking their house off of the market.  I can understand that things change and better they cancel than my clients fall in love with a house that is no longer on the market.  Since these were out of town buyers I decided to call the rest of the agents directly to see if they could talk their clients in to letting me show the homes. 

The first reason given for the showing being declined was that the photographer was going to be there taking pictures.  I The importance of keeping your home available to be shownthink the agent must have had a heart to heart talk with their seller. This was a new listing and the agent quickly called me back and said yes her clients would be happy for us to see the home.  The photographer was still there when we arrived but it was no big deal it was easy for us to stay out of his way.

The second agent did not have as good of news.  His client’s 20 year old has moved home with a dog and for some reason his client does not think the home can be shown when the 20 year old is at home.  I was told I could show it the next evening after 5:00.  Mind you this was an out of town buyer; they are looking to buy a home in a limited amount of time and were not even going to be here the next day.  The agent was very apologetic and told me he wasn’t sure why his clients even had their home on the market.

I really don’t know why the third home was declined.  I left a message for the agent but never heard back on that one.

As your Realtor we go to a lot of work to market your home and it is extremely frustrating to receive the email from the REALTORS go to a lot of work marketing your homeshowing service that the appointment has been declined by the seller.  Even though our Northwest Houston market has not been affected by the economy as much as many other areas of the United States, we still have a lot of houses on the market and not as many buyers are able to get financing as in previous years. 

These three homes could have been the one my clients loved but as they are not able to look at them these three sellers may have missed out on selling their home.  Long story short if you want to get your home sold there may be times when you need to show it even though the timing is inconvenient for you.

A Tale of Two homes, why it pays to de-clutter!

Your house comes under the magnifying glass when you put it on the marketWhen you are putting your house up for sale there are certain things you can’t change.  You are going to have to live with your location, the size of  your yard, your floor plan, what other homes in your neighborhood are selling for.  There are however certain things that you can do to stage your home to get top dollar. 

Several years ago I had an incident that really made me aware of how much difference clutter and odors can make in the sale of a home.   I had two homes with the same floor plan on the market at the same time.  The homes were not in the same neighborhood but were both built by the same builder and were identical floor plans.  One of the homes was in an neighborhood with a mixture A clean house is important when you list your houseof old and new homes; parts of the neighborhood being a little more run down..  The second home was in a newer neighborhood.  When I ran comparatives I found that this floor plan typically sold for about $10,00 more in the newer neighborhood. 

My client whose home was in the older neighborhood had taken immaculate care of their home.  The clutter was picked up and it was sparkling clean.  They did everything I told them to do to stage their home to show and sell.  She did this to my amazment with two smal children.  My client whose home was in the newer neighborhood was a single Dad and had his hands full so the house was not in very good shape.  It was not clean, had an odor and his teenage daughter was very messy.   

I ended up getting offers on both homes about the same time.  My immaculate clean clients, in the older neighborhood, ended up getting top dollar for their house.  My client whose home was in the newer neighborhood but not in the best condition ended up way under what the market prices were.  In theory the home in the newer neighborhood A house that is not messy helps to sell your houseshould have sold for more than the home in the older neighborhood.  In this case what ended up happening was the home in the older neighborhood sold for more than the home in the newer neighborhood.Painting is a good way to update your house

The moral of this story is declutter and take care of any offensive odors.  You are planning on moving anyway so go ahead and start packing.  Rent a storage unit and move part of the clutter out of your home.  Take care of any offensive odors, the biggest culprit of odors are usually your pets.  You would not believe the difference a coat of fresh paint will make.  If your carpet needs replaced then go ahead and replace it.  I personally think you get your moncy back; instead of offering a carpet allowance.
