We lived in Denver for 15 years and I still have family there so fly back several times a year.  From now on in my mind I will always see those swing dancers at Jeppesen Terminal.  I thought it was so much fun to see these young people dancing to swing music.  I hope you enjoy it as much as I did!!

Last year we were able to give 6 high school Seniors scholarships plus one additional scholarship to Lonestar college and one scholarship to Leadership North Houston. We are hoping that we will even be able to give more this coming year.

This event serves as our organization’s primary fund-raising effort to secure funds for scholarships for high school graduates in Tomball & Magnolia School Districts as well as a scholarship to someone attending Tomball College. Additionally our organization’s fund-raising contributes to numerous community needs.

Local restaurants will be providing samples of their food.

Adult Plates are $8.00. Seniors 60 and over are $5.00 and children under 10 are $2.50. If you don’t have time to stay To Go Plates are also available.

A raffle, along with a silent auction, is part of our fund-raising efforts for this event. Raffle tickets are presently being sold with the winners of the raffle items announced at the Food Fest. Raffle tickets are $5.00 apiece or 5 for $20. In previous years I have sold 4 winning tickets.  You could be my next winning ticket!

We appreciate Tomball United Methodist Church on Baker Street allowing us to use their Church for our fundraiser. This is an easy location to get to. If you are coming from 2920 turn north on Baker and you will curve to the church on the left. If you are coming from SH 249 turn to the east on Baker and the Church will be on your right.

The pictures above were taken Labor Day weekend.  I was going to post them right away but then the wild fires started and after that the lake seemed trivial.  Now that the fires are over I am back to posting about Lake Conroe.  Lake Conroe is a back up water supply for Houston and with the severe drought we have been in they have had to start taking water out of Lake Conroe.  It is so sad to see the lake being depleted but at the same time I understand why it has to be done.

If you have followed my blog you know that we are in two active sail boat clubs on the lake.  When we were there Labor day weekend it looked like a ghost lake.  Typically you would see several sailboats and a lot of motorboats.  We saw maybe three motorboats, a couple of jet skis and NO sailboats on the lake.

We have a Catalina 22 which is a relatively small sailboat.  We have the retractable keel and keep it at Conroe Yacht Club on dry ground.  Our friends with the larger boats have had to find creative ways to get their boats off the water.  I expect it is going to be several years before the lake is back to normal.  We will miss our sailboat races but in the grand scheme of things people having water to live with is more important.

Please pray for rain in Texas.  It is going to take a lot of rain to get us back to normal levels.

This is Dundy our rescue dog.  We rescued him over 2 years ago and what a joy he has been.  His cute Golden face got him in the Golden Rescue but he is only about 50 pounds so is for sure a mix.  Other than Golden we are not sure what he is although  I think he has some Border Collie.  I hear we could pay $60 and do a test to find out but it is kind of fun to guess.  He is the best guard dog we have ever had.  His bark sounds like he is a Rottweiler.  Problem is when you open the door you have this cute bundle of fur greeting you.  He is happy we found him and the feeling is mutual!!

Lake Conroe Sailing Associations Thursday night races are continuing despite the hot temperatures and the drought. Typically in the summer our winds die down and lots of races get canceled due to lack of wind. Not so this year!

At this point most people can still get their boats out for the Thursday night races but if this drought continues that might not be the case.  Lake Conroe is alternate water supply for Houston and I hear that Lake Houston is so dry they are going to have to start taking water from Lake Conroe.

Again trying to find a positive out of our drought we do have a lot of wind so consider coming out to join us on Thursday nights. You don’t have to own a boat to participate people are always looking for crew. I help on the committee boat and my husband crews. My sister lives in the Denver area and for some odd reason they seem to be getting all the rain. Typically at this time of the year they look brown and dull and we look green and lush but that is not the case this year. Firework display at August Pines Golf Club 2010

The pictures above were taken at the Augusta Pines firework display last year. My slideshow will be the only fireworks we will be seeing in Harris County this year as all firework displays in Harris and Montgomery County have been cancelled due to our severe drought. We had a nice thunderstorm the other night but being about 17 inches low the ground just immediately soaked it up.

We have lived here since December 1996 and it is so strange not seeing the fireworks stands open. Usually they are doing a booming business but this is also the driest that it has been since we have lived here. Typically the entire day of the 4th I hear firecrackers going off but today it has been blissfully quiet. As much as we love our fireworks we love our Texas land more and I’m proud to see everyone going along with the fireworks ban. (Mind you there is a $500 fine being imposed if you do shoot a firework and that means any kind of firework.) As dry as everything is I think we all understand the importance of no fireworks this year.

On the other hand our dog Dundy does not like fireworks and is THRILLED about the ban (lol).

Our Alaskan vacation - flying around Mt. McKinley

I have to be honest when my husband came up with the idea of flying around Mt. McKinley I was not sure about the whole idea.  I decided to buck up and WOW what an INCREDIBLE experience!  (I did have my bible study praying that I would have a peace that transcended understanding and I did have that peace.)  We only had a few days of beautiful clear skies and we were blessed to have one of those days.

Everything is negotiable but usually you will have put $100 (plus or minus) down for a 5 to 10 day option period. (These are not business days so time is of the essence.) This option period gives you the time to do your home inspections however  as I said you can opt out for any reason during this period and you will only lose your option fee; your earnest money will be refunded. Typically a seller will allow you 10 days but that time can vary.

This option period starts once you have finished negotiations and all parties have signed the contract; you now have a fully executed contract. Prior to this it was called an offer but you are now under a legally binding contract.  The option period starts counting the day after the contract is fully executed by all parties.

Foreclosures typically don not ask for an option fee but give you 5 to 10 days to inspect the property.  For foreclosures only this is often written in special provisions and it is usually addressed in the foreclosure addendum’s.  I have found that many foreclosures only allow 5 to 7 days. These are not business days; time is of the essence and strict compliance with the time for performance is required.  I know that does not sound like many days but inspector’s are use to being on this short notice and I have never had a problem with getting inspections done during that period.

If the inspections uncover more than you bargained for this is the time to back out.  Actually you can back out for any reason during this option period and the only money you will lose is the money you put down for the option and the cost of your inspections. The earnest money will be returned to you in full as long as you provide the owner a  termination letter in the agreed upon days. Again time is of the essence!

I have heard from clients that there are states where the only ramification of backing out at any time during the process  is losing your earnest money but that is not the case in Texas.   In Texas you will usually  lose your earnest money and you also may be sued for specific performance.  In my experience most seller’s will just move on but they do have the option of suing.  Long story short the time to back out if you are so inclined is during the option period.

I have lived in four states and each state has handled the home inspection process in a different manner. Personally I like this process the best of those I have come across.
